  • $4.8 billion Airport Link & Northern Busway
    • Australia’s largest road infrastructure project
  • $370 million Go Between Bridge

Employment Opportunities

Kelvin Grove and its immediate surrounds are home to a number of major employment nodes:

  • Just 2km away from Kelvin Grove, Brisbane CBD’s workforce is estimated at 75,000 people;
  • Queensland University of Technology’s Kelvin Grove Campus which currently has more than 11,000 students
  • Royal Brisbane, Royal Women’s and Royal Children’s Hospitals which collectively employ over 7,200 staff
  • Queensland Institute of Medical Research which employs a further 700 staff

Since June 2006 the Kelvin Grove apartment rental market has recorded strong growth in the median rents:

  • 1 bedroom apartment rents have recorded a healthy growth rate of 9.4% per annum
  • 2 bedroom apartment rents have recorded the strongest performance with an average of 13% per annum
  • 3 bedroom apartment rents have grown at a rate of 7.4% per annum

As the Urban Village nears its final stages of completion, development sites for apartment projects are now rare. It is likely that the market will reach a stage of undersupply by 2014.

– Resolution Research Statistics July 2010

“Kelvin Grove will promote substantial growth and returns on investment into the longer term. Its direct access to significant employment nodes, transport infrastructure and the underlying demand for property given the continued population growth should underwrite growth into the future.”

According to real estate research by PRD National, the recent performance of Kelvin Grove’s residential unit market is testament to the desirability of the suburb. The median price recorded in the six months to February 2012 was $485,000 and represents a healthy 15.5 per cent increase on the corresponding period in 2011.

“The delivery of high quality residential units in a progressively growing mixed-use community remains the chief reason why Kelvin Grove has performed extremely well since late 2011, whilst other Brisbane Suburbs remain stagnant,” says PRD National’s Rob Matta. “Strong rental growth (8.5 per cent average annual growth for the three years to March 2012 for two bedroom units and 5.8 per cent for one bedroom units) demonstrates both the growing demand for accommodation within the suburb and the impressive investment yields for investors,” he says.
