The new Bundaberg Hospital at Thabeban is one of the largest hospital projects in Queensland. Wide Bay Hospital and Health Service expects the first stage in 2031, with at least 139 new overnight beds and a long run of construction, clinical and support jobs.

New packages in our lists sit between about $818k and $1.05m, well above the established-house median. That gap is normal for new homes, but it means rental evidence matters more in Bundaberg than in most of South East Queensland. We look for new estates close to the CBD, Hinkler Central, the hospital site and the coastal strip at Kalkie, Bargara and Burnett Heads, and we are more cautious with outlying coastal towns where tenant demand is thinner.

Dual key and dual occupancy designs can lift the yield where council rules and rental demand support them.
