Six suburbs, one corridor
The Suburbs That Make Up the Corridor
Each suburb plays a different role: Coomera is the town centre, Pimpama and Ormeau carry most of the new estates, and Hope Island and Helensvale sit at the more established southern end.
Coomera
The town centre of the corridor, with Coomera station on the Gold Coast line, Westfield Coomera and the northern end of the new Coomera Connector.
Upper Coomera
West of the M1, an established family suburb with schools and parks, plus boutique estates and new townhouse projects coming through.
Pimpama
One of the Gold Coast’s fastest-growing suburbs, with its own train station since October 2025, new schools, shopping and parks.
Ormeau & Ormeau Hills
The northern end of the corridor near the Logan border, with Ormeau station and hillside estates offering larger lots.
Hope Island
Canal and golf-course living at a higher price point, now with its own station on the Gold Coast line since May 2026.
Helensvale
A rail and light-rail interchange, and the southern end of the Coomera Connector’s first open section.

Why this corridor?
The Fundamentals Behind It
For years the northern Gold Coast grew faster than its transport. That gap is now closing, with new stations open and the second M1 under way.
- Coomera Connector: a $3.5 billion second M1 between Coomera and Nerang, jointly funded by the Australian and Queensland governments. The Coomera to Helensvale section opened in December 2025.
- New train stations: Pimpama opened in October 2025 and Hope Island in May 2026, with Merrimac under construction.
- Town centre and retail: Westfield Coomera and the growing Coomera town centre.
- Jobs: health, education, tourism and construction across the Gold Coast, with Brisbane and Logan within commuting distance.
- Family demand: new schools, parks and homes that attract owner-occupier families, which supports rents and resale.

What to watch
Know the Risks Before You Buy
A growth corridor is not a reason to buy on its own. These are the things we look at before recommending a property here.
- Supply: the northern corridor is one of South East Queensland’s busiest land-release areas, and several new townhouse projects are due over the next two years. The home needs an edge over what is being built around it.
- Townhouse costs: body corporate fees and strata costs vary widely, so cash flow needs to be modelled on each project.
- Yields: gross yields on current stock are mostly about 3.8% to 4.8%; dual-key homes sit at the top of that range.
- Infrastructure timing: the central and southern sections of the Coomera Connector and Merrimac station are still under construction.
- Overlays: parts of the corridor near the Coomera and Pimpama rivers carry flood overlays, so every lot should be checked.
New builds on the northern Gold Coast
Why We Favour New Over Established
Anyone can buy a property. We help identify property worthy of your investment dollars. For most investors, that means a new build:
- Stronger cash flow and higher depreciation
- Lower maintenance and a builder’s warranty
- Rent that reflects a modern, energy-efficient home
- The ten-year rule: a new home stays ten years younger than the house next door, including when you sell

Is the northern Gold Coast a good investment?
It has strong population growth and much better transport than five years ago, but also a lot of new supply. The right property, close to rail and services and with a reason to be chosen over the next one, matters more than the suburb name.
