Why Springfield?
Jobs, Health and Transport in One Place
The Springfield area grew from 33,333 to 38,415 residents between 2022 and 2026, according to Ipswich City Council. Unlike many growth suburbs, it already has the services that make people stay: rail to Brisbane, schools, the University of Southern Queensland campus, Orion Springfield Central and a growing health precinct.
The new Mater Hospital Springfield, a public hospital that opened in April 2026, brings the region’s first emergency department, ten operating theatres and about 1,000 jobs. Mater expects it to lift local employment by more than 8%.

Brisbane researchWhere we look
Supply Is the Risk to Watch
Springfield’s strength attracts builders as well as buyers. New estates nearby can compete for the same tenants. We look at land size, position, the type of home and what is being released around it, so the property you buy has a reason to be chosen over the next one.
New builds in Greater Springfield
Why We Favour New Over Established
Anyone can buy a property. We help identify property worthy of your investment dollars. For most investors, that means a new build:
- Stronger cash flow and higher depreciation
- Lower maintenance and a builder’s warranty
- Rent that reflects a modern, energy-efficient home
- The ten-year rule: a new home stays ten years younger than the house next door, including when you sell
