Lifestyle Demand Meets New Jobs
The Fraser Coast added 2,573 residents in the year to June 2025, growth of 2.1%. Hervey Bay has long drawn retirees and lifestyle movers, and it is now adding a broader workforce.
At Torbanlea, near Maryborough, Downer is building 65 new six-car trains for South East Queensland under the $9.5 billion Queensland Train Manufacturing Program, which the Queensland Government says supports about 800 construction and manufacturing jobs. Hervey Bay Hospital is adding a 35-bed expansion, a new ICU and a rooftop helipad, and PRD counts $388 million of committed projects across Hervey Bay in 2026.

Close to the City, Not Just Cheap Land
Hervey Bay’s growth is spread along the coast from Urangan to Dundowran, with smaller towns and land estates further out. We favour new homes close to the Pialba centre, schools, the hospital and the Esplanade, where tenant demand and resale appeal are strongest, and we test outer estates like Howard and Burrum Heads hard on rental evidence and supply.
