Why Morayfield?
Services Already in Place
Morayfield is the shopping and services centre for the northern part of Moreton Bay. It has its own station on the Caboolture line, Morayfield Shopping Centre, schools and direct access to the Bruce Highway for jobs in Brisbane and the Sunshine Coast.
Moreton Bay added 10,951 residents in the year to June 2025. Caboolture Hospital’s $399.5 million redevelopment added 130 beds and an expanded emergency department in 2023, and Waraba, the former Caboolture West, is planned for around 30,000 homes and 70,000 people over the coming decades.

Sunshine Coast researchWhere we look
Close to Rail, Shops and Schools
Morayfield and Caboolture offer established services, while Waraba and nearby estates will add a lot of new homes over time. We look for well-designed new homes close to the station, the shopping centre and schools, from established builders, and we check what competing supply is still to come.
New builds in Morayfield
Why We Favour New Over Established
Anyone can buy a property. We help identify property worthy of your investment dollars. For most investors, that means a new build:
- Stronger cash flow and higher depreciation
- Lower maintenance and a builder’s warranty
- Rent that reflects a modern, energy-efficient home
- The ten-year rule: a new home stays ten years younger than the house next door, including when you sell
